Becoming a tenant with Letultimate.com has never been easier. You can now APPLY on-line for a rental property and get an instant decision on your application there and then. If you see or have viewed an available rental property then please complete the application form on-line. The application fee is £149.00, regardless of the number of applicants that apply for a property.
Application Fee for Rental Properties with Letultimate.com
Application Fee
When you submit an application for a property you, will be required to contact our office on 01642 796661 in order to make the required application fee payment. We accept payments by debit or credit card for the application fee. Please be advised that we do not process an application until the required fee has been paid in full. Therefore, in order to avoid disappointment it is advised that you make the application fee payment without delay. If another customer made an application for the same property and paid their fee before you, then this is the application that we would process.
Once
you have submitted your application it will be passed to a lettings underwriter
within Letultimate.com. You will be asked to provide identification and any
other supporting documents to our office. The usual ID that we request is
listed below for your review:
- Fully completed application form submitted on-line or
posted into our office
- Copy of your last three month's bank statements (dated
within the last three months). If you are self-employed then a copy of
your last two year's accounts
- Copy of your passport or UK Drivers License
- Copy of a recent utility bill
- We will also be required to make a home visit to your
current residence
Please
be advised that we may ask for additional ID dependent upon your current circumstances.
If you are unable to provide any of the required ID then don’t worry, as we may
be able to accept alternative documents that you may be able to provide.
We usually
request copies of the above documents once your application has been agreed in
principle. The estimated timescale to fully complete an application and grant a
tenancy is within 24 hours providing that you submit your ID to us on the same
working day.
Sending your Identification to Letultimate.com
There
are various ways in which you can submit your identification to our office
which are:

(3) Post your ID to the following address. If posting your ID
then please send Photocopies Only:

Alternatively
you can make an appointment to attend our offices with the required
identification. If you wish to attend the office, in person then please contact
a member of the lettings team on 01642 796661.
Once you Application is Agreed
Once
your application has been agreed we will require a holding deposit which is the value of the required bond for the property.
This deposit will secure the property for a maximum of one calendar month. If
you wish to move into the property within one calendar month from the date of
application then you may be required to pay the full balance due for the
letting in advance. If you have any queries regarding payment information then
please contact a member of the lettings team to discuss.
In addition to the required deposit you will also be required to pay the first months rental due in advance. This can be paid prior to moving in, providing that the payment method used is classed as cleared funds.
Therefore, if Letultimate.com are able to agree your application you will then have to pay the deposit to secure the property. Please see the example below:
- Property Bond Amount: £550
- Property Rental Amount in Advance £550
If the bond on the property you are applying for is set at £550.00 then this is the value of the deposit you will have to pay to Letultimate.com if your application is agreed. Then you will also be required to pay the first months rent in advance. The first months rent in advance can be paid at anytime prior to your move in date and must be classed as cleared funds prior to any keys being released to you.
Any payments made to us must be
cleared funds. If you pay by cheque then clearing times must be allowed for
this. All future rental payments MUST BE PAID by standing order,
which you will need to set up with your nominated bank. We will provide you
with a standing order form so you can arrange this with your bank account
provider.
Paying your Rental Account with Letultimate.com
We
must re-iterate that it is a condition of your tenancy that all future rental
payments are paid by standing order only. When you move into your new property
you will be provided with the required standing order form. It is your
responsibility to set this standing order up with your bank account provider.
If you have on line access then this should be easy to arrange.
Standing
orders can take up to three working days to reach our account. Therefore when
setting up your standing order you must ensure that rental account payments
will reach us on your rental due date. Therefore if your rental due date is 5th
of each month then this is the date that your rental payment needs to credit
our account. It is advised that you set up your standing order for at least
three working days before your actual rental due date. This would ensure that
we receive your payment on the correct due date and will avoid your rental
account being displayed as in arrears as this could affect you obtaining a
landlords reference in the future, should you require one.
Difficulty Paying your Rental Payments
As
a leading agent we do appreciate that there may be an occasion when you rent
payment may be paid late through no fault of your own. This could be for many
reasons, your standing order could fail or you may have had problems obtaining
payment from your employer. Whatever the reason it is best that you let us know
if your rent account payment is going to be delayed as we need to inform the
landlord of this.
If
you are aware that your payment is going to be late then it is looked on more
favorably if you contact our agency and advise of this. If we are made aware of
the situation then we can work with you to get the matter resolved in agreement
with all parties concerned. If you do not contact our agency to advise on this
which leads to us having to try and contact you then you may incur late payment
charges on your rental account. If you do make contact with us then you can be
assured that you will not incur any charges on your account for late payment.
It
is your responsibility to make us aware if you are unable to pay your rental account
payment at any time.

Please ensure that you quote theproperty address that you are applying for. Alternatively, you can apply byreviewing the FULL PROPERTY listing for the property you wish to apply for andclick the option “Apply for this property” which is situated at the bottomright of the property listing page.
You will receive confirmation by email, once we havereceived your completed application.
As
an agency we are big on communications. Therefore, it is important that we hold
your correct contact details on our system at all times. If your contact
details change during the course of your tenancy then it is your responsibility
to contact our office and update us with your new contact details such as email
address or mobile telephone number.
If
you do not update us with your new contact details then this can cause delays
in us being able to complete jobs such as reported maintenance, routine
certificates which are required by law etc. It would be much appreciated if you
could spare the time to update us with your new details should they change from
when your tenancy commenced.
