Letultimate.com has the facility to accept rental payments by debit or credit card should there be a problem with a tenant’s standing order. Using the rent collection service would ensure that there is no conflict of interest made between landlord and tenant in order to maintain a healthy relationship during the course of a letting. Any reports of maintenance will be dealt with by the landlord direct.

Full property management services with a set-up fee of £350.00 and then 10% management charge per month of the monthly rental.

It is a requirement by law that any property that is to be let out requires an energy performance certificate to be completed. Letultimate.com can arrange the required EPC certificate at a cost of £50.00. If you do not already hold an EPC then it is a legal requirement that you have one completed prior to a letting being completed.

If you already have an EPC certificate relating to the property that you intend to let then Letultimate.com will need to be provided with a copy of this certificate.

In addition to having the required EPC in place landlords also need to have a valid Landlords Annual Gas Safety Certificate. Letultimate.com can arrange the required Landlords Annual Gas Safety certificate at a cost of £50.00.

If you already have a Landlords Annual Gas Safety Certificate relating to the property that you intend to let then Letultimate.com will need to be provided with a copy of the certificate.

With Letultimate.com you will receive an inventory report relating to your property as standard. These types of reports are useful to have especially if a dispute arose when a tenant vacates the property. The inventory report documents the condition of a property prior to a letting commencing so we have documentary evidence available should a dispute occur further down the line.

An inventory report protects the interests of the landlord in addition to protecting the interests of the tenant also.
