 How the scheme works

The Ultimate guarantee scheme is very straight forward and comes complete with no complications. There is no insurance policy involved as Ultimate Homes & Finance are offering the guarantee direct which has many benefits to our customers. There are insurance policies which exist out there to offer Legal expenses and rent guarantee, the difference with these types of policies is the fact that you could be waiting a number of months for a claim to be settled and then if you have a further claim the same will apply and so on. 

This means that you could be constantly waiting for your claims to be settled by a third party insurance company which does not help you if you have mortgage commitments on the property that you are renting out and rely on receiving the rent money on time each month to honor these types of commitments.  Also, as with dealing with any insurance companies you will have a number of forms to complete and submit for a claim to be assessed and paid out. If you make a number of claims that you could spend most of your time form filling and then waiting for monies due to be paid out. As with most insurance policies certain criteria has to be satisfied and there is no confirmed guarantee that you will receive any monies back. This can be a very long and drawn out process if you are the claimant.

If you choose to take out this prime service with Ultimate Homes & Finance then you will receive your rent payments on the same date, each month religiously, regardless if your tenant pays the rent or not. The maximum term that Ultimate Homes & Finance will guarantee your rental payments for is 6 months in total throughout the life of the tenancy with your tenant. If your tenant has been in the property for a number of years then you will still be covered on this scheme as long as your tenant has not exceeded 6 missed or late payments throughout the term. If your tenant has exceeded this entitlement then you will have the right to re-apply and purchase the Ultimate Guarantee again at a discounted rate. This would then protect your payments for a further 6 months during the life of the tenancy with your tenant. 

What is the cost for Ultimate Rent Guarantee

There is an arrangement fee of £450.00, this is the standard fee which includes all advertising, viewings, raising of the tenancy agreement, property schedule of condition. The management charge for this service is 14% of the monthly rental.
