If your tenant provides the required notice when they wish to move out of the property then Letultimate.com will advise you when this happens. A tenant is required to provide Letultimate.com with one calendar months notice, should they wish to vacate. A tenant can not vacate a property within the agreed fixed rental term which is stated on their current tenancy agreement and is usually either a 6 month or 12 month contract. Providing Notice by a tenant
If your tenant wishes to vacate the property and they
provide the correct amount of notice required then we will advise you if this
happens. Letultimate.com can only accept notice from your tenant in written
format. Once we have received official notice from your tenant we will contact
you so you can be informed of this. We will also acknowledge the tenants
request and confirm a move out date and time for us to meet them at the
property and complete an exit meeting.
Get your property
back on the market
If Letultimate.com are your managing agent for the
property then we would recommend that the property is placed back on the open
market without delay. This would ensure that we source another suitable tenant
to move into the property as the current tenant is leaving. In the majority of
cases this is possible to achieve providing that the property is advertised as
soon as your current tenant has provided us with notice.
Landlords must remember that any future, potential
tenants may have to provide their current agent or landlord with the required
notice in order to exit the property that they are currently renting. Sometimes
a landlord may fall lucky where the new tenant is not in rented accommodation
which would then allow them to move into the available property that we are
marketing on your behalf.

When a tenant vacates the property
When
a tenant vacates the property Letultimate.com will carry out a routine
inspection to ensure that the property is being returned in the same condition
that it was let in. If the property has been returned in satisfactory condition
then this is great news and the new tenant will be able to move straight in. If
the property has handed the property back in unsatisfactory condition then we
will advise you of this and also speak to the tenant regarding the areas that
are deemed as unsatisfactory. We will then work with the tenant to come to an
acceptable agreement to rectify these issues.
When
we have sourced a new tenant for your property we will process the application
as normal and ensure that all elements are fulfilled relating to this. We will
then create a new itrack account to reflect the new tenant and the remainder of
our process for when a letting completes will apply.
If a tenant wishes to break their contract early – within their fixed term
On
occasion a tenant may request permission to break their contract early or
within the fixed term agreement period. This could be for many reasons such as
financial hardship, unemployment etc. Letultimate.com will work with your
tenant and with you in order to reach a resolution that is in the interest of a
landlord. Whilst a tenant is in a fixed term contract then they have an
obligation to fulfill this but the main interest is ensuring that the landlord
is paid for the rental.
Letultimate.com
will only agree to a tenant breaking their contract early if we can source an
alternative suitable tenant for the property. This will also be on the
condition that the tenant pays the arrangement fee for the new letting rather
than the landlord as it is the tenant who is breaking their contract and
obligation. Then the current tenant will be charged rental up to and including
the date until the new tenant moves in. This ensures that there is no break in
the rental payments that are maintained to the landlord. If this occasion
occurs then Letultimate.com will inform the landlord in order to obtain the
relevant agreements to proceed with finalizing all of the details. Operating in
this way protects the interests of the landlord at all times and ensure that
their rental account is ran without interruption or complication.
